General Purpose: To maximize the availability and usage of agency'sproperty inventory as a resource for our program and clients. To minimizepotential damage to the properties through inspecting, maintaining, andperforming general repair on the buildings and grounds and exercisingdiscretion and independent judgment with respect to the methods and prioritiesnecessary to accomplish this. Also, to supervise the efforts of otherstaff, volunteers, and contractors.Essential Duties and Responsibilities: Schedule and complete all resident maintenance requests, including, butnot limited to:- Minor plumbing (faucet repair/replacement, under sink drainrepair/replacement, bathtub faucet repair/replacement, toilet flushmechanism repair/replacement, garbage disposal repair/replacement).- Minor electrical (outlet/switch/fixture repair and/or replacement,circuit breaker replacement, outlet/switchplate replacement).- Door and lock repair or replacement, re-key lock.- Miscellaneous repair (Sheet rock, appliance replacement, miscellaneousfixture repair/replacement, painting).- Window screen repair/replacement.- Prepare and turn of all residential units upon vacating of such units bydeparting tenants to prepare them for re-rental. Determine material requirements and prices, obtain purchase approval forsame and purchase as needed. Determine fast moving or emergency stand-by items to be stocked. Obtainpurchase approval and develop stock load and reorder points. Provide input on maintenance schedules for routine and preventativemaintenance in:- Homes,- Apartments including laundry rooms and utility rooms, and stairwells,- Grounds maintenance. Coordinate the efforts of outside maintenance contractors, set up bysupervisor. Maintain records of all work performed. Perform and/or help coordinate minor maintenance and up keep of Vans. Maintain landscaping; pull, spray weeds; fix drip lines. Exterminate at properties as needed. On call nights and week-ends for emergencies (rotate out for weekends).
